Fusion Group appointed Whitepaper to deliver a CAT B workplace at 20 Thayer Street in Marylebone, creating a refined, design-led office environment that responds to both the building’s heritage and the client’s strong creative identity. Spanning 5,688 sq ft (528 sqm), the project forms part of a high-quality redevelopment by the Howard de Walden Estate, repositioning the space as a contemporary workspace rooted in its historic context.
Situated in the heart of Marylebone Village, 20 Thayer Street occupies the former premises of George Pulman & Sons, a historic publishing and printing house. This layered history informed the design approach from the outset. Drawing on the architectural character of the original building, the scheme carefully balances heritage references with a modern sensibility, allowing the space to feel both grounded and current. Rich tonal layers, tactile materials, and refined detailing were introduced to echo the craftsmanship of the past while aligning with the client’s design-led outlook.
The layout naturally divides the workspace into two key zones: a dedicated suite of meeting rooms and a generous open-plan desking area. These are anchored by a central tea point and breakout space, positioned beneath a skylight and flanked by large perimeter windows. This central hub benefits from abundant natural light, creating a bright, welcoming heart to the office that encourages collaboration and informal interaction. Clear circulation from the lift lobby ensures both zones are easily accessible and intuitively connected.
The result is a calm, flexible, and characterful workspace that seamlessly fuses heritage and contemporary design. Original architectural qualities are celebrated, while modern interventions introduce a timeless sophistication. Together, these elements create an environment that supports modern working practices while reflecting the integrity, creativity, and design ambition of the Fusion Group.
