A historic setting, reimagined for modern work.

At 32 Welbeck Street, Whitepaper worked with Howard de Walden Estate and Spacemade to deliver a fully fitted, ready to occupy workspace designed to support flexible working and events led activation. The project transforms a listed Marylebone building into a high quality managed workspace, balancing operational efficiency with a sensitive response to its heritage context.

Situated within the Marylebone Conservation Area, the building required a sensitive and considered design approach. All works were undertaken in line with Listed Building Consent, with a clear focus on protecting and enhancing the existing architectural fabric. A defining feature of the building is the former Russian Orthodox chapel, which has been retained and thoughtfully integrated as a central events space within the workplace. New interventions were designed to be fully reversible, ensuring the long term integrity of the historic structure while allowing the building to evolve in use.

The design strategy centred on introducing modern workplace functionality without compromising the character of the building. Original proportions, materials, and architectural features were respected throughout, with contemporary elements layered subtly to support flexibility and operational efficiency. A restrained material palette and carefully detailed interventions allow historic and modern elements to sit comfortably alongside one another, creating a calm and cohesive environment.

Delivered as a fully fitted, ready to occupy workspace, the scheme was designed to minimise tenant friction and support immediate use. The layout includes open plan work areas, meeting rooms, breakout spaces, and flexible collaboration zones. To support Spacemade’s events led offering, Whitepaper integrated a fully compliant commercial kitchen, enabling in house catering for both the events space and building occupiers. Furniture, AV, and IT infrastructure were fully coordinated to align with the operator’s requirements, ensuring a seamless day one experience.

Whitepaper worked in close collaboration with Howard de Walden Estate, Spacemade, and the wider consultant team to successfully navigate heritage constraints while delivering a commercially robust solution. The project was delivered on cost and to programme, achieving Practical Completion in December 2024.

The result is a fully operational managed workspace that preserves and celebrates the building’s heritage while supporting flexible working and events led activation. Fully let at Practical Completion, 32 Welbeck Street demonstrates how sensitive design and thoughtful delivery can unlock long term value within a historic Marylebone setting.
