Endurance Land commissioned a comprehensive repositioning of 138 Cheapside, transforming under-utilised space into a best-in-class office destination designed to command top rents in the City of London.
The project formed a key part of a wider strategy to elevate the building’s workplace offer, strengthen tenant appeal and drive long-term asset performance in one of London’s most prestigious business districts.
The refurbishment focused on delivering high-quality CAT A and CAT A+ workspace that meets the evolving demands of modern occupiers. On the X floor, conventional offices were reimagined into dynamic environments that balance functionality, flexibility and contemporary design. Thoughtfully planned collaboration zones, breakout areas, workstations and meeting rooms support a variety of work styles, while large, light-filled floorplates maximise natural daylight and views over St Paul’s Cathedral - a defining feature of the building’s prime location.
Durability and sustainability were embedded throughout the design and delivery process. Strategic upgrades to HVAC systems and power infrastructure enhanced performance and efficiency, while responsible procurement and retention of key elements reduced embodied carbon.
