Discussing Whitepaper’s recent projects with Victoria Dixon.
We had the opportunity to sit down with our Head of Creative, Victoria Dixon, who offered a fascinating glimpse into two of our latest projects Roscommon & Timber Square. Victoria shared insights into the challenges and triumphs behind these designs, where her team skillfully balanced client expectations with innovative solutions.
Roscommon
Our project in Victoria presented a unique challenge: to create a cohesive workspace for two entirely different brands under one company umbrella. The result is a polished, professional office that boosts their productivity and expresses their individual aesthetics.
We completed the project on time and to budget, even bringing forward the move-in date for each team as they were so keen to be in situ. Already, the company is delighted with the new spaces.
Whitepaper was appointed to transform a 12,000 sq ft floorplate with a terrace in the new N2 office building for the two trading companies owned by Roscommon Analytics, Prizm Capital and Beaufort Commodities. Our brief was to create a separate space for each brand, shared meeting areas and an area to sublet until the company expands.
Each brand wanted to bring a different look and feel to their space. For Prizm’s office we introduced light wood, marble and soft colours to create a natural elegance, as well as a private gym area. We commissioned a full wall of bespoke joinery by Modern Line (MLL), including a secret door to a meeting room.
We brought elements of this design into Beaufort’s larger space, while introducing their blue branding. As the larger team, we designed collaboration areas and meeting rooms, as well as open plan desks for their trade floor.
The look and feel of both brand’s aesthetic has been translated into the shared meeting areas. We continued the bespoke joinery that displays a focus on real craftsmanship and timeless elegance.
The breakout area features a striking tea point with a big island where everyone can come together. The curved banquette continues the softness that is present throughout to create a home away from home.
As the company’s use of space is likely to evolve as the team expands, flexibility was essential. We designed a wall that could be easily removed when the time comes.
Throughout the project we liaised with the overall facilities manager, as well as the CEO of each brand. Working together, we created a cohesive office that lets each team express their own individuality.

Timber Square
Sometimes, a space needs to not only reflect a brand but mirror exactly what it will deliver. Whitepaper created a striking marketing suite and viewing gallery for Landsec’s incredible scheme Timber Square.
Our brief was to create a xxx sq ft meeting area that would wow prospective tenants of Landsec’s new scheme in Southwark. Located opposite the Timber Square development site, the space needed to tell the story of what the completed scheme would provide.
The main feature of the space was a window that spanned the full wall opposite the development site. Our team installed bespoke joinery from Object Atelier below the window so visitors could take in the view from different heights.
To set off the view even more, the room features a timber ceiling that smoothly lifts away from the window. The polished concrete floor and use of wood mirror the planned finish of Timber Square.
To provide the means to tell visitors even more about the development, our team installed a impressive state-of-the-art TV screen. A private meeting room provides space for more focused meetings, while a tea point brings a sense of comfort.
As this was a small space with high expectations of communicating the Timber Square aesthetics, no expense was spared. Sunken lights keep the ceiling lines clean, while white walls are complemented by raw wood. Landsec is delighted with the space, which helps to tell the story of Timber Square.
